Our customer was experiencing ongoing water damage to their ceiling, so we carried out a comprehensive roof leak detection inspection to identify the source of the problem. After a thorough assessment, we found the box gutter expansion joint saddle flashing had been installed too high, allowing rainwater to flow back underneath the ends of the roof sheets instead of draining correctly into the gutter.

This design fault was causing water to enter the roof cavity and damage the ceiling below.

To provide a permanent solution, we installed a 6-metre dry pan over the existing roof sheeting, ensuring it overlapped the saddle flashing correctly. We then sealed the dry pan to the top of the flashing, creating a watertight barrier that directs rainwater safely into the box gutter and prevents future leaks.
